ASG Homes will invest more than 20 million in the residential development Torre Iberia in the city of Valencia

The company begins marketing 90 apartments with 1 to 4 bedrooms next to the Malilla Park and La Fe Hospital, in one of the city’s fastest-growing enclaves.

Today ASG Homes has announced the Torre Iberia project, a residential real estate development comprising 90 apartments distributed over 19 floors, situated in Valencia’s Malilla district. It will dedicate more than 20 million Euro to the development of this project. The marketing, which is already underway, is being handled by Avanza Urbana.

Torre Iberia is a project of 1 to 4 bedroom apartments and attics, equipped with underground parking and storage space in an enclosed development with swimming pool and solarium terrace, spacious common areas, fully equipped gymnasium and bicycle parking. The sale prices (apartment, storage space and underground parking space) start from 148,040 Euro.

The project is set apart by its strategic location, in Avenida Fernando Abril Martorell, right in front of La Fe Hospital and next to the recently inaugurated urban park of the Malilla district, which features more than 70,000 m2 of greenery. This location is currently a district for the city’s natural growth, which is emerging as a point of reference for Valencia’s development, since it features a broad range of services—primary and secondary schools, libraries, sport centres, restaurants, public transport, healthcare centres…— and it is close to centre city, to the City of the Arts and Sciences and to shopping centres—such as Aqua, MN4 and El Corte Inglés—. Its location next to the southern ring road provides quick access to the exit and to centre city, while the beach and the port are only 10 minutes away.

Víctor Pérez-Arias, CEO of ASG Homes emphasises the excellent location of the development: “We were able to anticipate the market and perceive the district’s great potential before anyone else, and the fact that it is already in great demand justifies our decision,” and he adds that “Valencia’s potential as Spain’s third city, together with the growth in the housing market and the revival of demand both for primary homes and second homes mean that we can predict the success of this development.”

The design is the work of the renown architectural studio of the Valencian architect Correll Monfort Palacio, who opted for a contemporary layout that gives precedence to warmth and luminosity of each of the units, as well as top-quality details. The apartments come with fully equipped bathrooms and kitchens. All units are equipped with complete air conditioning facilities via ducts (cooling/heat).

The building is conceived from the perspective of energy efficiency, and it is set apart by its ventilated façade that is insulated in the exterior and adorned with large-scale porcelain stoneware facing. These finishings are added to the traditional façades to eliminate thermal bridges and heating due to radiation thanks to ventilation and the chimney effect. The large-scale windows on the façade are also a distinguishing feature, with lacquered aluminium carpentry with thermal bridge breakage, tilt-and-turn opening of windows depending of the different rooms and multi-layer, low-emission glazing. These construction components prevent the loss of energy in the interior of the unit both in the winter and in the summer, which enables thermal insulation, a significant energy savings and low CO2 emissions. By the same token, these features provide good sound insulation.

Teresa Puchades, president of Avanza Urbana, the firm in charge of marketing the project, asserts that “the project’s excellent location in an area under new development that is characterised by good communications and attractiveness as a new district for expansion is sure to consolidate it as a new point of reference in residential real estate.” Also noteworthy is its proximity to La Fe Hospital, a well-known centre, prestigious at the national and even international level, which employs 7,000 workers and provides healthcare to a population of roughly 300,000 persons.
